Summer in the City…

Dear Friends,
You all know I help people buy and sell real estate and that I love what I do for my clients. But today I want to reflect on what we all love about Vancouver, particularly in the summer. Don’t you just love the restaurant patios, the farm markets and the plethora of festivals and outdoor activities right at your doorstep??
All we need now is a little more sun and warmth to keep us in the summer groove…speaking of warmth, once again the real estate market for condos and townhouses is set to sizzle this summer…see the stats below. Let me know when you would like to meet on a patio to discuss your next steps!
Cheers,

T.

Dear Friends,

I am writing this on the ferry to Gibsons where I will spend the day touring the community with my good friend and an amazing Sunshine Coast realtor, Stacey Buchhorn.

I’ve been thinking a lot about community lately. Especially with the elections and it’s obvious message that things in our province need some “tweaking”. We have to seriously consider our impact and how we can contribute to solutions for our biggest issues…even in small ways.

Yesterday, our office at Keller Williams Realty VanCentral took the day off our regular real estate work for RED DAY. RED stands for Renew – Energize – Donate. Keller Williams offices worldwide shutdown RED DAY to give back to their local communities.
KW VanCentral spent the day power washing, gardening, and adding some TLC to the grounds at Admiral Seymour Elementary School in East Vancouver.

I was so happy to work alongside 50 Realtors, Staff and Vendors -including my entrepreneurial son
Grayson, who is following in his father’s footsteps by learning business through experience! He is running a Scholars At Your Service student painting franchise. He and a another franchisee showed up with their power washers and got busy with the work at hand.

In fact, everyone showed up and persevered through the torrential downpour. Most of us got pretty dirty and very wet…of course there will always be those who show up for the photo ops and manage to look busy and yet miraculously stay clean! I believe how you do anything is how you do everything!

At the end of the day it was all so worth it. The students and staff at the school were curious and grateful. Their playground is pretty darn spotless (except for the decades old chewing gum) and their gardens are ready for the kids and neighbourhood to enjoy.

Sharing this experience with my son and fellow colleagues was pretty awesome.
I truly feel aligned with the culture at Keller and it is indicative to our commitment to community and contribution.

Cheers,
T.

What’s with the Tax Assessments??

Dear Friends,

Ahhh January…January is a time when as a realtor most of my conversations with clients and friends revolve around sharing the highlights of the holidays, tips for keeping new years resolutions to reduce food and alcohol consumption, the best get fit programs to be in shape for the upcoming marathon…and of course, when to buy or sell.

But, this year is a bit different. Most people want to talk about their tax assessments. Some of my clients have seen as much as a 44% increase over the previous year and it has led to questions, concerns and lots of frustration! Most see it as a money grab and many agree it was just another in a series of knee-jerk reactions.

Sellers questions range from; What does it mean? Is my property really worth that?? What is happening in the market in Vancouver? Should I wait?

Buyers are more likely to ask; “Will prices go down? Can we negotiate? Are sellers going to be pricing based on assessed values??”
